A built-in home office is priced by the length of the desk wall, the desk type and the storage above it, and then by the finish. A wall bed is the biggest single add, and in a guest room it is often the reason for the project.

Each change below is measured against a 10 ft white oak desk wall, 9 ft ceiling, desk on drawer banks, closed and open storage above, which comes to about $20,500 – $24,500.
A queen wall bed (walls 10 ft and up)
+$1,050A queen wall bed takes about 5½ feet of the wall, so it replaces that much desk and storage. It adds a mechanism and a full-height cabinet.
A fold-down secretary wall instead of a desk
−$3,550A fold-down secretary puts the desk inside full-height cabinetry. It is the least expensive way to make an office disappear when work is done.
A sit-stand desk instead of a cabinet desk

06How to keep the cost down
- Choose a floating desk with one file pedestal instead of full drawer banks.
- Mix closed and open storage above the desk instead of glass doors.
- Use a secretary in a small room, so it can be an office by day and a bedroom by night without a wall bed.
- Plan the outlets and the cable path at the site measure, so nothing is added later.

About 4 weeks from signed drawings. Most projects go from the online design to a site measure within a week or two, then to drawings and a fixed price. Fabrication starts when you sign.

Does a wall bed come with a mattress?
No. The cabinet is sized for a standard queen mattress, and we tell you the depth it takes.
Can the desk hold two monitors?
Yes. A 24-inch-deep desk suits most setups, and we route cables through a grommet to a chase.
Is a sit-stand desk compatible with built-ins?
Yes. The desk is built around a motorized lift with clearance to travel, and the cabinetry stays fixed.
How long does it take?
About four weeks from signed drawings, a little longer with a wall bed.
